Artists don’t live in ghettos, they live in the edges of gentrification, where it will be nice in a couple years. Still enough crime to keep rents 20-30% cheaper but still enough local consumers and businesses to generate work and growth.
No one opens coffee shops, restaurants, and grocery stores in most gang ridden neighbourhoods that artists look for.
